HCLT ADVANTAGE is a home purchase assistance program operated by Homestead Community Land Trust. Through HCLT ADVANTAGE, your household may receive up to $90,000 of purchase assistance with no interest and no repayments to help buy your family a home in the city of Seattle. Use the $90,000 towards your downpayment and closing costs. Think of the purchase assistance as an additional boost to your purchase power on top of your own downpayment and mortgage.

Ongoing partnership. The Community Land Trust model uses a dual ownership structure to lower the barriers to homeownership for you and your family. The purchase assistance you'll be using pays for the land, which is placed into trust with HCLT. You own your home and a 99-year renewable lease to the lot under your home. Our ground lease gives you full rights to use the land under your home for $35 a month, a fraction of the cost of purchasing it.

When you purchase a home through the HCLT ADVANTAGE program, you are not only getting the help you need to achieve your dream of homeownership; you are helping future families achieve their dreams as well. If you ever decide to sell, you can sell your home for the original price you paid plus a share of the increase in value of your home during your ownership. You get the opportunity to build family wealth through homeownership, and other low- and moderate-income households will get the opportunity to buy an affordable home in Seattle in the future.

What's the next step?

HCLT ADVANTAGE Orientation Class!

After reading about the program, the next step to accessing up to $90,000 in purchase assistance is to come to a orientation class. All adults in the household who will be purchasing with you should attend the orientation. The orientation is the only venue at which HCLT ADVANTAGE applications are distributed.

Orientation classes usually take place on the first Saturday of every month from 12pm - 2pm, and the fourth Wednesday of every month from 6pm - 8pm unless otherwise noted. The orientation classes are held at HCLT's Central Area office at 2017 E. Spruce St., Seattle, WA, 98122.
