The Skyway Homeownership and Greenspace Project is a transformative, community-led initiative in the Skyway-West Hill neighborhood of unincorporated King County, Washington. Spearheaded by the Skyway Coalition and Homestead Community Land Trust, in partnership with and the Community Land Conservancy, the project aims to address historical disinvestment and prevent displacement of local residents through sustainable development and long-term community stewardship.

Project Overview

  • Site: Brooks Village, a 14.3-acre parcel located just north of Grocery Outlet along Renton Avenue South. Approximately 3 acres are designated for housing, while the remaining land will be preserved as green space, including wetlands and trails.

  • Housing Plan: Up to 57 permanently affordable homes will be constructed, prioritizing current and former Skyway residents, particularly BIPOC families. The homes will community land trust homes, ensuring long-term affordability and community control.

  • Green Space: The project emphasizes environmental stewardship, with plans for urban farming, walking trails, and conservation of wetlands. These efforts aim to promote food security, climate resilience, and community well-being.

  • Community Engagement: The development process is deeply rooted in community input like these events.

 

Goals and Impact

  • Prevent Displacement: By providing affordable homeownership opportunities, the project seeks to combat gentrification and allow residents to remain in their community.

  • Promote Equity: The initiative centers on racial and economic equity, aiming to rectify past injustices and create opportunities for historically marginalized groups.

  • Foster Sustainability: Through green space preservation and sustainable building practices, the project contributes to environmental health and resilience.

  • Empower Community: By involving residents in every step, the project builds local capacity and ensures that development serves the community's interests.

 

This project represents a holistic approach to community development, intertwining affordable housing, environmental stewardship, and community empowerment to create a resilient and inclusive Skyway.

PLACEMAKING EVENT JUNE 7 & 8, 2025

Over two days in June 2025, Homestead Board, staff and partners, with the Skyway Coalition hosted a powerful event to launch the formal design process for the Skyway Homeownership and Greenspace project. The events focused on reclaiming cultural identity in the built environment and informing architects of the project on community priorities and values.

 

Day 1 at Washington Hall explored the history of systemic racism and displacement through workshops, storytelling, and design activities rooted in BIPOC wisdom. Day 2 at Campbell Hill Elementary centered creative expression, healing dialogue, and peer learning with BIPOC planners and architects. The event closed with participants planting symbolic commitments—seeds of justice and community—that will one day grow in Skyway’s future.
