Homestead will develop 19 permanently affordable condominium homes at 6109 Phinney Ave. N. on surplus property provided by the City of Seattle. The building will feature a mix of one-, two- and three-bedroom condominium homes. There will also be 9 homes priced near market rate. In addition to the entry lobby there will be ground floor commercial space that keeps the street level of the building light and active. The building will be fossil fuel free; and and these homes will be built to the highest energy efficiency standards, using systems and appliances such as heat pumps for space heating and cooling, as well as hot water. Heat pump clothes dryers, and the latest induction ranges. The systems in these homes are designed to provide the most energy efficient and comfortable homes for today, and resilience in the face of a changing climate. Perched at the top of Phinney Ridge, the building will enjoy commanding views of the Cascades to the East and Olympic Mountains to the West. A large landscaped rooftop deck is available for gatherings, and includes a sizeable area dedicated to gardening for residents to engage in their own food production. Construction is expected to start in late 2022. All construction milestones subject to change.

The development at 6109 Phinney does not yet have a final name. Homestead will be working with neighbors in the Phinney Ridge community to select a name.
