Step 1: Make sure you meet the basic qualifications and have a serious interest in purchasing. To purchase any home through Homestead, applicants must meet the criteria listed here. With the minimum down-payment and average interest rates, we have estimated the monthly housing costs for this home will be from $1,445 - $1,645 (click here to learn what is included in this estimate). This means the home will likely not be affordable to households making less than $50,000 gross per year. However, factors such as the amount of savings available for a downpayment, what loan terms and downpayment assistance a buyer qualifies for may lower that requirement slightly.
Step 2: Submit the 8513 16th Ave SW Screening Form by 11:59pm, Friday, February 13. Submission of the Screening Form indicates your interest in this home and evaluates whether you meet Homestead's initial criteria, it should take no longer than 5 minutes. Once your eligibility is confirmed through the Screening Form and your email is verified, you will receive an email invitation within the next day* to complete the full Homestead application.
Step 3: Submit your full application through the online portal by the due date. Your application is due within 14 days of receive the email inviting you to apply. Your specific application due date will be shown at the top of your online application, see screenshot.
The application requires you to upload documents to verify household financial situation, see list of documents here. The application portal requires a two-step verification method in order to keep applicants' information secure. This means applicants will need both an email and a phone number where they can receive text messages.

Application due date extension may be given if you contact Homestead before your application deadline has already passed. However, no applications will be accepted for this home after Friday, February 27, 2026. Incomplete applications are deleted immediately after the deadline has passed.
A $30 application fee is due upon submission.
IMPORTANT NOTE: The full application is applicable for any property Homestead has for sale. Although they ask the same questions, there are different Screening Forms for different properties (the form will have the property address at the top of the page). Filling out a property's Screening Form indicates your interest in a specific property, and adds you to the candidate pool for that specific property. For example, if you submitted Screening Forms for 2 different homes, you will use the same full application for both. You must submit the Screening Form for the home by the Screening Form deadline to be considered for the home. Completed applications stay on file for 6 months. If it has been more than 6 months since you last submitted a full application you will need to start a new one.
Step 4: Check your email. Homestead Staff will email you if we have any questions or need any additional documentation to evaluate your eligibility.
Step 5: Top Applicants selected and continue with the next steps in the application process. Homestead staff will select the top applicants based on Homestead's Buyer Selection Criteria. The top applicants will be invited to tour the home and will receive Homestead's list of participating lenders to seek a loan pre-approval. Being selected as a top applicant does not guarantee purchase, more than 1 top applicant will be selected to account for applicant attrition.
All applicants will receive notification on whether or not they have been selected as a top applicant by March 6.
Step 6: Tour the home and seek a loan pre-approval. Top Applicants will be invited to an in-person tour of the home and seek a pre-approval letter from a participating lender. Please do not seek a pre-approval until you are selected as a top applicant and are provided with Homestead's preferred lender list.
Step 7: Pre-approval letters due. Applicants must obtain a loan pre-approval letter by the due date to be considered for buyer selection. The pre-approval due date will be communicated when the top applicants are selected, applicants will have at least ten days to receive a pre-approval.
Step 8: Buyer Selected. We anticipate a lot of interest in this home. There are always multiple interested, eligible, and qualified applicants that apply for each home we sell. We use an objective tie-breaking process to determine which of the applicants will proceed with purchase.

Q: I have submitted an application through the application portal in the past, do I need to do it again?
A: Completed applications stay on file for 6 months. So, if you recently have submitted a complete application through the portal you might not have to submit another one, please keep an eye out for emails from Homestead staff, we may ask you to update things like paystubs and bank statements. However, anyone interested in being considered for a specific home still needs to submit that home's Screening Form by the deadline. Once you have submitted your Screening Form you will receive an email the reflects your current application status. For example, if you already have an application on file the email will say that, if you need to submit another application you will get email with a link to login into the application. If an applicant did not complete their application by the application due date or were determined to be ineligible for Homestead's program they will need to restart their application.
Q: I verified my email and phone number to login in but I am receiving a spinning house error message and not able access the application.
A: If this happens to you please email olivia@homesteadclt.org for the most immediate assistance. This happens most frequently because there are multiple contact records in the Homestead's database with the same email address you used to login. It can best be avoided by being consistent with the spelling of your name and what email address use in your interactions with Homestead. Do not use the same email address for multiple members of your family, for example - the primary applicant and the co-applicant cannot have the same email address.
Tip: Organize and save all the documents you uploaded into the application in the same place. Mortgage lender's will ask for many of the same documents, having these documents organized already will save you time when applying for a loan.
